Founders Investment Group is a private investment firm with a focus on service businesses, selective real estate, and opportunistic investments. These opportunities can differ substantially in how they operate, how they are financed, and how value is created.
Our starting point is consistent: understand what we are buying, what could go wrong, and where our involvement can make a practical difference. Flexibility in where we invest needs to be supported by discipline in how we evaluate each opportunity.
Understand what supports the value
An investment should have an explanation that holds up beyond a compelling presentation. For a business, that means understanding customers, margins, cash conversion, and the resources required to deliver the work. For real estate, it means examining the property's use, location, condition, occupancy, and ongoing capital needs.
In each case, we want to separate what is established from what depends on future execution. A projected improvement deserves a clear plan, a realistic cost, and an honest assessment of the obstacles.
Be selective about real estate
A property can be attractive on paper and still require more attention or capital than expected. Rental income needs to be considered alongside maintenance, taxes, insurance, vacancies, and the cost of financing. Physical condition and tenant obligations can materially change the picture.
Our interest in real estate is selective. We look for a clear rationale for ownership and a credible way to manage the asset. The investment case should reflect the work and resources required to support its value over time.
Give opportunistic investments a clear rationale
An opportunity outside the core focus should face specific questions. Why is it available? What do we understand about it? What capabilities does it require? Who will be responsible for executing the plan?
An unusual situation alone does not make an attractive investment. We need to understand the economics, the structure, and the demands it would place on our team. The ability to consider a broad range of opportunities also requires the willingness to pass.
Test the plan under pressure
A sound evaluation considers what happens when expectations are missed. Revenue may grow more slowly, expenses may rise, a property may take longer to lease, or a project may require additional capital.
Those possibilities affect the purchase price, financing, reserves, and pace of investment. They also help identify where an opportunity depends too heavily on a single assumption.
Connect capital with the ability to execute
The decision to invest should come with a clear view of what ownership requires. A promising opportunity needs people who can manage it, information that supports decisions, and enough capacity to carry out the plan.
Across our investment focus, we look for a connection between the underlying value and the work needed to develop it. That is the discipline we bring to evaluating opportunities and taking responsibility as owners.
